Croydon is a major commercial centre for south London, with a cluster of office towers around East Croydon station, a big retail core undergoing long-running regeneration, and a growing number of high-rise residential blocks. The Purley Way to the west is lined with retail parks, trade counters and warehouses. South of the town, the A23 runs through Purley and Coulsdon, where new housing has been built on former hospital and industrial land, and Caterham sits just over the Surrey border. Mitcham, to the north-west, has industrial estates and busy local high streets.
